The moisture conversation comes first
Here’s the rule we won’t break: we don’t finish over a water problem. Every basement gets assessed before we quote finish work — where water shows up, when, and why. Sometimes the answer is simple (grading, gutters, a dehumidifier as part of the plan); sometimes it means addressing water management before framing starts. Finishing a wet basement is throwing your money away, and telling you that up front is part of the job.
Ceilings, mechanicals, and other basement realities
Basements come with fixed obstacles — ductwork, beams, pipes, and ceiling heights that were never meant for living space. Good basement design works with them: soffits that look intentional, mechanical access preserved for the day your furnace needs service, and lighting that makes a lower ceiling feel like a choice instead of a compromise. If a bedroom is part of the plan, egress isn’t optional — it’s a code and safety requirement, and we build it in from the start.

Yes — it’s a life-safety code requirement, not an upsell. A sleeping room needs a code-compliant emergency escape. We include it in the plan and the permit.
Do you handle permits?
Yes — building, electrical, and plumbing permits are handled when required as part of the project.
